The Buying Process

The buying process is very time consuming and can be frustrating. I understand and will be with you every step of the way.
Step One
Even before we walk through the first door it’s critical to complete step one.
You will need to contact a lender and get Pre qualified. There a many types of lenders and financing options. Choose one you feel comfortable with. I am happy to provide you with a list of highly successful loan officers. People my clients have trusted and you can count on. This process doesn’t take long . You will be asked among other things to verify your income, employment and credit score. Be honest and cooperative. Your lender is absolutely critical -we need their money. Often you can have your pre qual within an hour of your initial consultation. The purpose of the pre qualification is threefold;
To find out how much you can afford to borrow
To find out how much of a mortgage you feel comfortable paying each month
To present along with your offer-to demonstrate capacity and confidence to the seller so they understand you can actually buy the home you wrote a contract on.
Step Two
Much more fun!
I will help you define your search parameters and target the ideal properties for you to consider. Some things you should consider in creating your list are location, price, size and especially in Arizona, the orientation of the property.
Steps to Buying Your New Home

  1. Evaluate your needs.

  3. Get Pre Qualified (I know I said it was step 1)
  4. Evaluate your needs-together
  5. Schedule and tour property.
  6. Once we find THE home, I want lol help you craft and successfully negotiate an offer.
  7. Open Escrow and schedule inspections.
  8. Negotiate repairs if necessary.
  9. Lender orders appraisal.
  10. You receive final loan approval.
  11. Closing documents are compiled by the title (escrow) agency.
  12. You and the Seller sign required documents.
  13. Deposit any required funds.
  14. Lender funds loan.
  15. Documents are recorded and escrow is closed.
  16. I deliver keys to your new home. Simple Right?!
